Thoughtfully designed for both everyday living and entertaining, this home includes 3 bedrooms, 3 full bathrooms, and 1 half bath, along with a highly functional layout that emphasizes openness, natural light, and seamless indoor-outdoor living.

With a total structure size of 4,490 square feet, including 2,051 square feet of unheated under-roof areas, this design provides exceptional versatility. Outdoor living is a standout feature, highlighted by a 281 square foot covered front porch and an impressive 853 square foot rear porch, creating ideal spaces for relaxing, entertaining, and enjoying the surrounding environment.

The exterior showcases a classic board and batten siding, paired with a steep 11:12 roof pitch that enhances the home's farmhouse character while adding visual interest and vertical appeal. With an overall width of 88 feet 4.5 inches and a depth of 70 feet 7 inches, the home offers a substantial yet balanced footprint suitable for wider lots. The total building height of 22 feet 11 inches maintains a grounded, approachable profile.

Inside, the main level features a spacious open floor plan that seamlessly connects the kitchen, dining, and living areas. A central fireplace anchors the living room, creating a cozy focal point while maintaining an open and airy feel. The 10-foot 1-inch ceiling height throughout the first floor further enhances the sense of space and luxury.

The kitchen is designed with both style and efficiency in mind, featuring a large kitchen island that provides additional workspace and casual seating. A walk-in pantry ensures ample storage, keeping the kitchen organized and clutter-free, while maintaining easy access to essentials.

The private primary suite serves as a relaxing retreat, complete with a well-appointed en-suite bathroom and a generous walk-in closet. Two additional bedrooms are thoughtfully positioned to provide privacy and comfort, each with access to nearby full bathrooms, making the layout ideal for families or guests.

A dedicated first-floor laundry room adds everyday convenience, while a welcoming foyer creates an inviting entry point into the home. The inclusion of a bonus room offers flexibility for future expansion, whether used as a home office, media room, or guest suite.

The home also features a spacious 917 square foot front-load 2-car garage, providing ample room for vehicles, storage, and workspace. The crawl space foundation offers practical construction benefits and accessibility for maintenance.

Built with durable 2x6 wall framing and stick-built roof construction, this home is designed for long-term performance and structural integrity. The combination of modern amenities and classic farmhouse design elements creates a timeless yet highly livable home.

Key lifestyle features include an open floor plan, fireplace, bonus room, kitchen island, walk-in pantry, walk-in closets, covered front and rear porches, and first-floor laundry—making this home ideal for those seeking comfort, functionality, and elevated everyday living.

1. How much does it cost to have modifications done to home plans?

Costs to modify a home plan can vary a lot, depending on the particular plan and the kinds of changes you are looking for. Simple modifications like: Enlarging a bathroom or Removing a wall to create an open floor plan would cost a few hundred dollars, to more complex ones like: adding extra bedrooms or adding a second story to a single-story home can be thousands of dollars.

2. Do you modify plans and what is your procedure?

Yes, we modify plans according to your requirements and needs. Its risk free, and we provide quotes within 48 hours. Please click on the orange "Customize this Plan" button below to start.

3. Are there photographs available of the home I am interested in?

Many of the homes featured have accompanying photographs. If there are no photographs posted on the plan page for a particular home, a render is available. New photos are added to the site regularly as they become available. (Note: The photographs displayed online may differ slightly from the actual plans, depending on modifications made by the owner/builder. Please refer to the floor plan for the accurate layout of the home.)

4. Can I get an address where this home plan has been built, so I can see the finished home?

In order to maintain our customers' privacy, we do not track this information. However, we have photographs for many of our home plans.

5. How is the living square footage of a home plan calculated?

We typically calculate square footage from outside the exterior frame wall, not including features like decks, porches, patios, screened porches, verandas, fireplaces, garages, basements, attics, future space, or bonus rooms. This means a livable space that is heated and finished (with drywall, paint, and carpeting, for example).  If you need to clarify the square footage of a particular home plan, please contact us.

6. Will your plans be signed or stamped by an architect or engineer?
Our plans, as all architectural plans sold, will not be signed/stamped by the engineer or architect due to variations in site conditions and different local building codes and zoning regulations for each region. For your own safety, your builder or local engineer is responsible for following codes addressing: site conditions, Wind, Storm Surge, Snow Loads, Seismic and Soil Stability, etc. The builder must be responsible for this procedure.

Choose a building foundation for your home. Foundation provides the stability of the home’s structure from the ground.

Basement - This is the deepest form of foundation for a house and can be converted to storage or living areas.

Slab - This foundation is made of concrete poured directly on a solid ground and reinforced with steel rods.

Crawlspace - This consists of short foundation walls that stand on footing to elevate the house from the ground. The space can be used for wiring, plumbing and storage.
