Maple Creek House Plan | Plan 25107

This stunning modern farmhouse house plan blends classic country charm with contemporary design, offering 2,550 square feet of heated living space on the main floor and a walkout basement that expands the total structure to over 6,400 square feet. With three bedrooms, two bathrooms, a dedicated home office, and generous outdoor living areas, this home is designed for families who want comfort, style, and functionality in a beautifully crafted layout.

Welcoming Farmhouse Exterior

The exterior showcases timeless board and batten siding, steep 10:12 roof pitch, and a charming covered front porch that creates an inviting first impression. The front porch provides the perfect spot for rocking chairs or a porch swing, allowing homeowners to enjoy relaxing evenings outdoors.

At 98 feet wide and nearly 62 feet deep, the home has a strong architectural presence while maintaining the warm, welcoming feel that modern farmhouse designs are known for.

Open and Airy Main Living Spaces

Inside, the home features 10-foot ceilings throughout the main floor, creating an open and spacious atmosphere. The heart of the home is the great room, which features a dramatic 27-foot vaulted ceiling and a cozy fireplace that serves as the focal point of the space.

Large windows allow natural light to fill the interior while providing beautiful views of the outdoor surroundings. The great room flows seamlessly into the kitchen and dining areas, making it perfect for both everyday living and entertaining guests.

Gourmet Kitchen with Island and Walk-In Pantry

The kitchen is designed for both functionality and style. A large kitchen island provides ample workspace for meal preparation and casual dining. The kitchen also includes a walk-in pantry, ensuring plenty of storage for groceries and kitchen essentials.

Adjacent to the kitchen is a formal dining room, creating a perfect setting for family dinners, holiday gatherings, and special occasions.

Private Master Suite and Split Bedroom Design

This modern farmhouse features a split-bedroom layout, providing privacy for the primary suite while keeping additional bedrooms comfortably separated.

The first-floor master suite serves as a relaxing retreat with generous space, a large walk-in closet, and easy access to the main living areas. The design offers convenience and comfort for homeowners who prefer single-level living.

Two additional bedrooms share a well-appointed bathroom, making the layout ideal for families, guests, or multi-generational living.

Functional Spaces for Modern Living

The home also includes several highly desirable features designed for modern lifestyles. A dedicated home office or study provides a quiet space for remote work, studying, or managing household tasks.

A first-floor laundry room adds everyday convenience and keeps household chores organized and efficient.

Outdoor Living and Entertainment Areas

Outdoor living is a major highlight of this farmhouse design. In addition to the front porch, the home includes an open deck, and a screened porch or sunroom, creating multiple spaces to enjoy fresh air and outdoor entertaining.

These areas are perfect for weekend barbecues, morning coffee, or relaxing evenings with family and friends.

Spacious Garage and Walkout Basement Potential

The front and side-entry two-car garage provides 817 square feet of space, offering plenty of room for vehicles, storage, and tools.

Below the main floor, the 2,375 square foot walkout basement provides incredible flexibility. Homeowners can finish this level to include additional bedrooms, a recreation room, home gym, or guest suite. The walkout design also allows natural light to enter the lower level, making it feel bright and welcoming.

A Perfect Blend of Comfort and Style

With its vaulted ceilings, open-concept living spaces, farmhouse-inspired exterior, and expansive basement, this modern farmhouse plan delivers the perfect balance of rustic charm and modern convenience. Whether used as a primary residence or a countryside retreat, this home offers a beautiful and functional design that will stand the test of time.

1. How much does it cost to have modifications done to home plans?

Costs to modify a home plan can vary a lot, depending on the particular plan and the kinds of changes you are looking for. Simple modifications like: Enlarging a bathroom or Removing a wall to create an open floor plan would cost a few hundred dollars, to more complex ones like: adding extra bedrooms or adding a second story to a single-story home can be thousands of dollars.

2. Do you modify plans and what is your procedure?

Yes, we modify plans according to your requirements and needs. Its risk free, and we provide quotes within 48 hours. Please click on the orange "Customize this Plan" button below to start.

3. Are there photographs available of the home I am interested in?

Many of the homes featured have accompanying photographs. If there are no photographs posted on the plan page for a particular home, a render is available. New photos are added to the site regularly as they become available. (Note: The photographs displayed online may differ slightly from the actual plans, depending on modifications made by the owner/builder. Please refer to the floor plan for the accurate layout of the home.)

4. Can I get an address where this home plan has been built, so I can see the finished home?

In order to maintain our customers' privacy, we do not track this information. However, we have photographs for many of our home plans.

5. How is the living square footage of a home plan calculated?

We typically calculate square footage from outside the exterior frame wall, not including features like decks, porches, patios, screened porches, verandas, fireplaces, garages, basements, attics, future space, or bonus rooms. This means a livable space that is heated and finished (with drywall, paint, and carpeting, for example).  If you need to clarify the square footage of a particular home plan, please contact us.

6. Will your plans be signed or stamped by an architect or engineer?
Our plans, as all architectural plans sold, will not be signed/stamped by the engineer or architect due to variations in site conditions and different local building codes and zoning regulations for each region. For your own safety, your builder or local engineer is responsible for following codes addressing: site conditions, Wind, Storm Surge, Snow Loads, Seismic and Soil Stability, etc. The builder must be responsible for this procedure.

Choose a building foundation for your home. Foundation provides the stability of the home’s structure from the ground.

Basement - This is the deepest form of foundation for a house and can be converted to storage or living areas.

Slab - This foundation is made of concrete poured directly on a solid ground and reinforced with steel rods.

Crawlspace - This consists of short foundation walls that stand on footing to elevate the house from the ground. The space can be used for wiring, plumbing and storage.
