Whitemoore A House Plan | Plan 25101

This thoughtfully designed modern farmhouse house plan offers 2,361 square feet of heated living space within a total structure of 3,039 square feet, delivering a refined balance of classic farmhouse character and efficient modern living. Designed on a slab foundation and measuring 57’6” wide by 60’1” deep, this home is ideal for a wide range of lot types, including suburban and semi-rural settings. With its welcoming porch, open interior layout, and flexible bonus space, this plan is crafted for homeowners who value comfort, flow, and everyday functionality.

The exterior showcases timeless board and batten siding, a defining hallmark of modern farmhouse architecture. A covered 168 sq ft front porch creates a warm, inviting first impression and offers a comfortable space to relax and connect with the outdoors. The clean roofline features an 8:12 roof pitch with traditional stick framing, reinforcing the home’s classic silhouette while maintaining a fresh, modern presence. A side-load, two-car garage totaling 510 sq ft integrates smoothly into the design, preserving curb appeal while providing practical storage and parking.

Inside, the home opens to a defined foyer that transitions seamlessly into an open-concept living environment. With 9-foot ceilings on the first floor, the interior feels bright and spacious, enhanced by natural light and clear sightlines throughout the main living areas. The great room and keeping or family room provide multiple gathering spaces, allowing the home to accommodate both casual daily living and larger social occasions without feeling crowded.

At the heart of the home, the kitchen is designed for both beauty and efficiency. A large central island with eating bar seating anchors the space, while a walk-in pantry ensures ample storage. The kitchen flows naturally into the dining area and family spaces, creating an environment where cooking, dining, and gathering feel effortlessly connected. This open layout makes the home ideal for entertaining while remaining highly livable for everyday routines.

One of the standout features of this modern farmhouse is its split-bedroom layout, which prioritizes privacy and comfort. The first-floor primary suite is thoughtfully separated from the secondary bedrooms, offering a peaceful retreat. It includes a walk-in closet and a private bath with a double vanity, delivering both convenience and a touch of luxury. This main-level suite makes the home well suited for long-term living, eliminating the need for stairs in daily routines.

Two additional bedrooms are located on the opposite side of the home, each with access to full bathrooms, making the layout ideal for families, guests, or multigenerational living. A powder room near the main living spaces adds extra convenience for visitors. Everyday functionality is further enhanced by a first-floor laundry room with direct access from the garage—an often-overlooked detail that significantly improves daily flow. A dedicated home office or study provides a quiet workspace, perfect for remote work, study, or creative pursuits.

Upstairs, a 339 sq ft bonus room provides valuable flexible living space and is included in the home’s total heated square footage. With an 8'-0" ceiling height, this second-floor area is well suited for use as a playroom, media space, guest retreat, or hobby room. No half bath is provided on the second floor, keeping the design efficient while maximizing usable space without increasing the home’s footprint.

This modern farmhouse plan is ideal for homeowners seeking timeless exterior appeal, a smart and private interior layout, and flexible spaces that support both present and future lifestyles. With its efficient footprint, classic materials, and thoughtful room arrangement, this home delivers enduring style and everyday comfort in equal measure.

1. How much does it cost to have modifications done to home plans?

Costs to modify a home plan can vary a lot, depending on the particular plan and the kinds of changes you are looking for. Simple modifications like: Enlarging a bathroom or Removing a wall to create an open floor plan would cost a few hundred dollars, to more complex ones like: adding extra bedrooms or adding a second story to a single-story home can be thousands of dollars.

2. Do you modify plans and what is your procedure?

Yes, we modify plans according to your requirements and needs. Its risk free, and we provide quotes within 48 hours. Please click on the orange "Customize this Plan" button below to start.

3. Are there photographs available of the home I am interested in?

Many of the homes featured have accompanying photographs. If there are no photographs posted on the plan page for a particular home, a render is available. New photos are added to the site regularly as they become available. (Note: The photographs displayed online may differ slightly from the actual plans, depending on modifications made by the owner/builder. Please refer to the floor plan for the accurate layout of the home.)

4. Can I get an address where this home plan has been built, so I can see the finished home?

In order to maintain our customers' privacy, we do not track this information. However, we have photographs for many of our home plans.

5. How is the living square footage of a home plan calculated?

We typically calculate square footage from outside the exterior frame wall, not including features like decks, porches, patios, screened porches, verandas, fireplaces, garages, basements, attics, future space, or bonus rooms. This means a livable space that is heated and finished (with drywall, paint, and carpeting, for example).  If you need to clarify the square footage of a particular home plan, please contact us.

6. Will your plans be signed or stamped by an architect or engineer?
Our plans, as all architectural plans sold, will not be signed/stamped by the engineer or architect due to variations in site conditions and different local building codes and zoning regulations for each region. For your own safety, your builder or local engineer is responsible for following codes addressing: site conditions, Wind, Storm Surge, Snow Loads, Seismic and Soil Stability, etc. The builder must be responsible for this procedure.

Choose a building foundation for your home. Foundation provides the stability of the home’s structure from the ground.

Basement - This is the deepest form of foundation for a house and can be converted to storage or living areas.

Slab - This foundation is made of concrete poured directly on a solid ground and reinforced with steel rods.

Crawlspace - This consists of short foundation walls that stand on footing to elevate the house from the ground. The space can be used for wiring, plumbing and storage.
